I’m currently tracking an upcoming Grade A office opportunity in a developing Dubai mixed-use community.

What caught my attention isn’t simply that offices are being introduced.

It’s where they sit, what size they are, and the ticket they appear to be targeting.

THE TICKET SIZE

We’ve seen larger office products in other emerging Dubai communities reaching AED 7M+, with sizes of 2,500 sq ft and above.

This opportunity appears to be targeting approximately 1,500 sq ft, with an expected entry around AED 3–3.5M.

That creates a materially different proposition.

You’re not looking at a commercial asset requiring a very large capital commitment.

You’re looking at a Grade A office with a relatively manageable entry ticket.

For me, that’s worth watching.

THE LOCATION

The area is still relatively virgin from an office-market perspective.

There isn’t an established office market that you’re simply buying into.

Instead, the commercial component is being introduced alongside residential buildings and retail.

That creates an interesting question:

Can the surrounding residential and retail population help create the demand base for the offices?

If the answer develops positively, the office component isn’t operating in isolation.

It becomes part of a broader mixed-use ecosystem.

INFRASTRUCTURE

The opportunity is positioned within an area connected to significant infrastructure development, including the new airport and its surrounding expansion.

I’m not looking at that as a guaranteed appreciation story.

I’m looking at it as one of the factors that could influence how the area develops over time.

The key is whether the infrastructure investment translates into actual businesses, residents, visitors and commercial activity.
